New house and cart lodge to be built in Conservation Area
In 2018 Planning Direct submitted an Outline Planning Application for a new house and cart lodge to Breckland Council. The council refused this application and claimed it would result in a
“prominent and cramped development which appears isolated from the patterns of development which surrounds it”.
Neither Planning Direct, nor the client, agreed with their reasons for refusal. Subsequently, we suggested that the client take their application to appeal. This proved to be the right decision.
The Planning Inspectorate allowed the appeal and disputed some of the council’s claims. In particular they refuted one of the council’s main concerns that the development would be cramped. The Planning Inspector stated that;
“As such, as a one and a half storey dwelling with a relatively small plot size, I do not consider the proposal would appear unduly prominent or cramped.”
They also concluded that;
“Whilst the proposal would introduce built development into an area of green space, by reason of its relatively small size of plot and its position to the side of the access driveway, the entrance way to the dwellings of Meadow Lane and the important visual break between those dwellings and The Street would be maintained together with its open, spacious and semi-rural character.”
