Home owner gets the extension they always wanted
Planning Direct was approached by a homeowner who had been refused planning permission for a single storey, front extension.
The application site, located in the Borough of Ipswich, was refused planning back in 2016. The decision was based predominantly on the design, citing it as “inappropriate and incongruous”. The Council Officer argued it would harm the street scene and the character of the area.
Two years on, and still in desperate need of a larger home this homeowner approached Planning Direct to revisit his dream of extending. The Planning Consultant at Planning Direct reviewed the previous application. He disagreed with the Council Officer’s views and submitted a fresh application.
This time around, the planning statement, written by Planning Direct, and submitted in support of the application was more robust and targeted. It highlighted how the design would be sympathetic to the local area, giving the following reasons;
- by utilising similar materials
- that it was of a modest size
- that it was conscious of the amenities of the neighbouring properties (in terms of privacy and light)
Arguments such as these carry much weight in planning statements. Never underestimate the value of a strong supporting planning statement. This statement also highlighted how the surrounding area was full of similar extensions, that this extension was no different and would not cause any harm to the character of the area.
Subsequently, this application was granted planning permission and our client obtained their desired result. Here’s what this happy homeowner had to say about the service he received from Planning Direct
“I was kept informed at every stage. I was very pleased with the quick and prompt service provided. Also the end result was excellent. Planning Direct provides a very professional service with constant updates on progress”.
