Planning Direct has helped another client secure planning permission to convert his annexe into a separate residential dwelling. This development has significant financial implications for the home owner. He can now down size, moving into the annexe and selling off his original home to release much needed capital.

The original house, built initially as two cottages back in the mid 1600s had a single storey extension built in 2012 as ancillary accommodation. It is this extension which is now (thanks to Planning Direct) classed in planning terms as a separate dwelling and can therefore be sold as an independent property.

The desire to convert ancillary accommodation into a new dwelling is not uncommon. It is, however, not always easy to achieve in planning terms. Planning Direct is often approached by homeowners who value the benefits of a strong planning statement, produced by a planning expert, in support of a planning application.

When considering an application such as this certain issues must be addressed

  1. Is the property within the village settlement boundary? Can it be argued that this new dwelling is sustainable?
  1. Is there appropriate access and parking? Can there be a separate driveway? How fast is the road?
  1. Is there sufficient amenity space? Will there be a designated garden? Will the new home have a detrimental impact on the main house or any neighbouring property?
  2. Does the new dwelling meet the Technical Housing Standards set out by the Department for Communities and Local Government– The nationally described space standards
  3. Will structural work need to be carried out? Or are changes predominantly internal / cosmetic?
  4. Is the host property, or any property in close proximity, (Heritage) Listed?
  5. Does the development comply with National Planning Policy in terms of its economic, social and environmental objectives?
  6. Does it comply with all relevant Local Planning Policies?
  7. Is the property located in a special landscape area (SLA) an area of outstanding natural beauty (AONB) or a flood zone?

This is by no means an exhaustive list but, if you, or your chosen planning consultant can address these issues in a supporting planning statement, your Local Planning Authority may well look favourably upon the development, and grant you the permission you need to convert your annexe.
