Pub owner gains permission to convert failing business to family home, thanks to Planning Direct

Planning Direct was approached back in the autumn by a Landlady who wanted to convert her no longer profitable business premises into her family home. The business, a Pub, situated in a quiet Norfolk village was one of two pubs servicing this village of around 1100 inhabitants.

The Planning Consultant at Planning Direct was able to successfully argue the following in his Planning Statement

  • The Change of Use of this pub would satisfy both local and national policy
  • The business was no longer commercially viable. (There had been a significant and continuous fall in sales and consistent low annual profits, resulting in an insufficient ‘living wage’ for the pub’s inhabitants).
  • The loss of the pub in this village would not result in the detrimental loss of a service for the local community. In this incidence, this pub was one of two in the village and situated within just three miles or two popular gastro pubs.

Kingslynn and West Norfolk Council approved this Change of Use Application. The Planning Officer concluded that Permission to change this premises from A4/C3 (Public house) to C3 (solely residential) was appropriate and would not have a negative impact on the site or the local community.

If you are looking to convert a commercial premises into a residential one there are a number of arguments to be made encompassing a variety of social and economic factors. If you can demonstrate that the Change of Use would comply with Local and National Policy and if you can prove that the business is no longer making any money, and not an integral part of the community, then you should have a strong case for conversion. If you have your eye on a failing pub for your next family home be careful, don’t just assume you’ll be able to obtain planning permission to convert it. You would need to construct robust arguments to justify this type of Change of Use.
