Change of Use application granted Planning Permission thanks to Planning Direct

Planning Direct recently secured a win for a client in the change of use, and alterations, of an existing stable to a new home in Suffolk.

Previously, the stable building was granted planning permission to be used as an annexe to the client, Mr Whomes’ house. He decided they would like to convert the annexe to a new residential dwelling, and this is where Planning Direct came in.

The application site is located in Wyverstone, Suffolk. Mid Suffolk District Council (MSDC) defines Wyverstone as a ‘settlement within the countryside’, due to its classification under the settlement hierarchy.

Owners of sites in this defined ‘countryside’often have difficulties in obtaining planning permission, but with the relevant knowledge this can be worked around. A strong planning statement from Planning Direct helped combat such problems.

Planning Direct emphasised the application’s compliance with relevant policies, such as Policy H9 and G1, within MSDC’s Local Plan. Stating how the proposed plans of the converted stable fully respects the character of the original building

  • Demonstrating that the proposal does not cause demonstrable harm to the openness of the countryside
  • Asserting that the provision of an additional home would provide a contribution towards the housing requirement

The application was met with some objections from neighbours, mainly concerned with an increase in traffic and on-site parking. The council, however concluded that the application conformed to all the relevant policies and that the objections were not relevant to the required planning policies. Subsequently, the application was granted planning permission. Mr Whomes was thrilled with this outcome. Here’s what he had to say about the service he received from Planning Direct
