Home extensions come in many different guises; from loft conversions to double-storey side extensions and the simple rear extension, there are variety of possible solutions that we can design to get the most from your property and budget. We start from the basis of what’s possible planning wise and what you need, in order to create the perfect design.
So do you need planning permission for an extension?
Extensions, loft conversion and conservatories are generally considered to be permitted development, however there are some general rules to take note of:
- It must not be higher than the original building
- Materials must be the same or similar
- It cannot cover more than half the land (as it was when built)
- Single storey extensions must not be higher than four metres; the rear must not extend beyond the rear wall by more than three metres and to the side no more than half the width of the house
- Double storey extensions must not be less than 7m from the rear boundary
- No balconies or roof terraces
- Upper floor glazing must be opaque
Whilst in theory permitted development requests should go through quickly and easily, our experience has shown that this is rare.
Planning authorities often use a myriad of reasons to stop the proper implementation of Government Policy, meaning what you thought was an easy extension, may not be so easy after all. A properly constructed Certification of Lawful Use application will ensure you have your development approved properly and inexpensively.
Full planning permission for loft conversions, rear and side extensions and double-storey extensions doesn’t have to be expensive. By choosing experienced architectural and planning consultants from the get-go, you can get it right first time.
