WHAT ARE PLANNING DRAWINGS?
We offer a comprehensive range of planning drawings to accompany:

Some drawings are validation requirements, meaning you must submit them in order for your application to be considered. Other drawings are not essential but could significantly increase your chances of gaining planning permission or, as the case may be, listed building consent.
We will always be upfront with you about which drawings are essential and which are optional so that you can make informed decisions about your drawing requirements.

All of our drawings meet planning validation requirements, meaning they are drawn at the appropriate scales, include the relevant scale bars and show the direction of north etc.

WHAT PLANNING DRAWINGS DO I NEED?
All planning applications must be accompanied by a site location plan. Additional drawing requirements vary depending on a number of factors, including the type of application, the type of development, the site and its location. However, most applications also require a block plan, floorplans and elevation plans.
Part of our role as planning consultants is to investigate your development and the relevant validation requirements in order to provide you with detailed advice about what documents and drawings you require.
We will always advise you which drawings are absolutely essential and which are optional so you can make an informed decision about how best to spend your money.
HOW DOES THE DRAWINGS PROCESS WORK?
If you have instructed Planning Direct to prepare planning drawings on your behalf, then you can expect the process to go something like this:
1. Initial discussion & design brief
Firstly, there will be an initial design discussion with your architectural technician and planning consultant to discuss your design requirements and expectations. Your technician and/or consultant may suggest changes are made in order to satisfy planning policies and/or technical building requirements. Following this, a design brief will be agreed.
2. Preparation of a draft set of plans
Once the design brief has been agreed, your architectural technician will then prepare a draft set of plans. As soon as they are complete, the drafts will be sent to you by email for your input and comments.
3. Second discussion & alterations
Once you’ve had the chance to review your draft plans, a second discussion with your architectural technician and planning consultant will be arranged. This is your opportunity to discuss any concerns you have with the draft plans or any alterations you require. Your technician and/or consultant may explain why certain design choices have been made so that you can make an informed decision about how you wish to proceed.
This is the time to request any changes that you would like made to the plans.
4. Preparation of a final set of plans
Your architectural technician will then prepare your final set of plans. At this stage, your technician will incorporate all of the changes you have requested following your second design discussion. Once ready, your final set of plans will be sent to you by email for sign-off.
Please be aware: in most cases, you will need to pay an additional fee if you decide you would like further changes to be made once the final set of plans has been sent to you.
