Are you seeking planning permission to develop land at the end of your garden? Planning Direct could help you.
Planning Direct was approached for help obtaining planning permission to convert an existing outbuilding into a single residential dwelling, a bungalow. The client owned an end of terrace corner plot in Rush Green, Romford.
The planning statement submitted by Planning Direct focussed predominantly on factors which ensured this development complied with National and Local Planning Policy with specific reference to “meeting the (housing) needs of future generations” regarding the re-use of and developing property with a good standard of amenity.
Jamie Cann, Planning Consultant for Planning Direct effectively demonstrated that the proposal would not result in a detrimental impact upon neighbouring amenity in relation to overlooking, overshadowing and loss of light and would be in keeping with the character and appearance of this residential area. He also put forward a sufficiently strong argument that the new dwelling would provide a home for a single person or couple in housing need and would duly assist the local planning authority in meeting their housing growth targets.
In his statement Jamie also proved that this new home would not lead to either a modest or significant increase in traffic within the local area. In support of his statement Jamie made reference to the National Planning Policy Framework regarding its’ support of development on previously used sites which do not have a high environmental value.
After a somewhat lengthy decision process, our clients were delighted to be granted Planning Permision to build this bungalow. Here’s what they had to say
“Just want to thank your firm for the change of use you got us in Rush Green. Jamie has pulled it out the bag and sent us that good news today, he is so patient he just kept chewing at them until they said yes”.
